South Philadelphia Housing Market Update (June 2013)

Units Sold
There was a decrease in total units sold in June, with 255 sold this month in South Philadelphia versus 269 last month, a decrease of 5%. This month’s total units sold was higher than at this time last year, an increase of 8% versus June 2012.


Active Inventory
Versus last year, the total number of homes available this month is lower by 178 units or 14%. The total number of active inventory this June was 1109 compared to 1,287 in June 2012. This month’s supply remained stable as compared to last month.


Median Sales Price
Last June, the median sale price for South Philadelphia Homes was $199,999. This June, the median sale price was $232,500, an increase of 16% or $32,501 compared to last year. The current median sold price is 2% higher than in May.


Sale Price to List Ratio
In June, the average sale price in South Philadelphia was 97.1% of the average list price, which is 1.1% igher than at this time last year.

Days on Market
This month, the average number of days on market was 54, lower than the average last year, which was 80, a decrease of 33%.
