South Philadelphia Housing Market Update (April 2013)

Units Sold
There was an increase in total units sold in April, with 216 sold this month in South Philadelphia versus 201 last month, an increase of 7%. This month’s total units sold was higher than at this time last year, an increase of 16% versus April 2012.

Active Inventory
Versus last year, the total number of homes available this month is lower by 306 units or 22%. The total number of active inventory this April was 1,078 compared to 1,384 in April 2012. This month’s total of 1,078 is higher than the previous month’s total supply of available inventory of 1,037, an increase of 4%.

Median Sale Price
Last April, the median sale price for South Philadelphia Homes was $185,500. This April, the median sale price was $172,000, a decrease of 7% or $13,500 compared to last year. The current median sold price is 5% lower than in March

Sale Price to List Price Ratio

In April, the average sale price in South Philadelphia was 95.8% of the average list price, which is similar compared to a year ago.

Days On Market
This month, the average number of days on market was 96, higher than the average last year, which was 90, an increase of 7%.
